Sustainable Building Glossary

Infiltration: The term is used to describe unplanned leakage of air through the air tightness layer of the external shell of a building. It is the opposite of ventilation, which is planned movement.

Interstitial Condensation: This can be caused in faulty constructions and designs by both vapour diffusion and by air leakage in the air tightness layer (hence convection occurs) into building structures. The quantity of moisture convected by air leakage is usually considerably higher and more dangerous13 than that taken into structures by vapour diffusion. In both situations as the water vapour meets cooler conditions or surfaces the relative air humidity increases and if the relative humidity reaches 100 % then condensation forms inside the structural element. The location of the saturation vapour pressure point is called dew point. The quantity of condensation is given in g m-2. To avoid interstitial condensation, good design is important. The basic principles are that insulation should be as near to the outside of building structures as possible, thermal bridging must be avoided, air leakage into the structure should be minimised and materials should be more vapour open on the outside of structures than on the inside. Properly designed breathable buildings will avoid both theoretical and practical risks of interstitial condensation permanently without the need for vapour barriers and complex detailing.
